The Ninth Annual Development Challenge

August 17 – The competition has begun!  The official Project Brief has been delivered to twelve teams of Developing Leaders and University Students registered for this year’s Development Challenge.

Key stages in the competition:

  • Deadline for Questions:  August 21
  • One-page Initial Proposal Due Date:  September 4.  No eliminations are made at this stage.
  • Round One Submissions Due Date:  September 27.  Judges will score all teams’ comprehensive development proposals and select 3 Finalist Teams.  Read about the competition Project Site below. 
  • The finalists will be announced approximate two weeks in advance of the Virtual Awards Event. 
  • Final Round of Judging:  Live on October 22 during the Virtual Awards Event.  Read more below.

Over the course of seven acquisitions, owner Allied REIT has assembled a contiguous parcel of land of nearly 2 acres. Allied REIT has partnered with NAIOP Greater Toronto to offer 35-49 Front Street East and 54-70 The Esplanade, Toronto as the subject site for the 2020 Development Challenge. The Esplanade Assembly represents an irreplaceable development site of scale and character in the heart of downtown.


All members and industry colleagues … the Development Challenge AWARDS EVENT is going virtual.  Mark your calendar for October 22, 5:30 - 7:00pm, and plan to watch three finalist teams go all out as they compete to win this year’s competition.

During the summer, professionals 35 years of age or under from all industry disciplines, as well as university students, will form small diverse teams to create comprehensive proposals for a future Downtown Toronto development. Mimicking a real-life experience, the teams will work with the constraints inherent with the designated property. A panel of accomplished CRE practitioners will judge all the proposals and narrow the competition to three finalists.  

The final round of judging will happen live on Awards Night, October 22nd!  The three finalist teams will present their development concepts before a panel of distinguished industry leaders during the Development Challenge live virtual Awards Night. The judges will score the proposals based on objective criteria provided at the outset of the competition plus the depth and quality of the live presentations.
